This project has received (5) various ASID DESIGN OVATION DALLAS AWARDS... In addition to updating their down-sized, 80’s hi-rise condo, this client requested a flexible living space with multi-purpose storage, room to cook and entertain and a luxurious, spa-like environment for the Master Bathroom and Bedroom. While the entire condo was updated with fresh paint and new flooring, the Powder Room, Kitchen, Master Math, her Office and Laundry Room received complete remodels to improve flow and maximize storage. The color palette of aqua, navy and warm gray was selected for the main living area to reflect the client’s love of the Cape. Coordinating schemes flow into the secondary areas. Dining Area in Luxe Transitional Hi-Rise Residence

ASID DESIGN OVATION DALLAS 2017 - FIRST PLACE- RESIDENTIAL INDUSTRY PARTNER COLLABORATION.
Beyond the much needed face-lift, this kitchen was redesigned to reflect the client’s love of style, family, food and entertaining. With many mechanical constraints, the designers transformed this dated hi-rise condo kitchen to be efficient and functional, using custom, high-end finishes & details! The addition of the Breakfast/Beverage Bar expands the kitchen footprint adding storage, wine & beverage refrigeration, serving area and hidden coffee station. The design vision for the Breakfast/Beverage Bar was to blend with the new kitchen but have it’s own unique details that would define the dining area. With the custom glass doors it is as beautiful as it is functional! Custom finished to repeat the antique bronze finish on the decorative light fixtures, the glass doors create the appearance of a piece of furniture rather than a built-in cabinet. They provide another texture and create the illusion of space. Everyone notices the stunning “metal” mullions and mistake them for leaded glass! The display of client’s crystal stemware collection adds sparkle and a bit of upscale formality to the slightly rustic dining furniture. The custom glass door design blends in with the scale of the whole breakfast/beverage bar and pairs well with the whisper soft, gray glazed cabinet finish. The mat, metallic finish of the mullions is a pleasing contrast to the exquisite, polished Corteccia Quartzite used on the built-in countertop and island, as well as the sparkling, custom crushed glass wall tile that has a blend of the neutral shades used, including a hint of bronze.

Beyond the much needed face-lift, this kitchen was redesigned to reflect client’s love of style, family, food and entertaining. With many mechanical & angled plan constraints, designers transformed this dated hi-rise condo kitchen to efficient and functional, using custom, high-end finishes!
The Breakfast/Beverage Bar expands the kitchen footprint adding storage, wine & beverage refrigeration, & pocket doors for a concealed coffee station. With custom glass doors as a focal point, it is as beautiful as it is functional! Faux-finished to repeat the antique bronze finish on the decorative light fixtures, it creates the appearance of a piece of furniture rather than a built-in cabinet, as well as the illusion of space.
The bar was lowered, opening the view from the living area and allowing for easier entertainment and everyday use. The cooktop and hood were relocated on the back wall, opening the view over the island. The refrigerator was re-located, allowing the angled corner in the wall and ceiling to be removed and the dropped ceiling perimeter line was cleaned up to reduce visual clutter.
A spectacular Quartzite was selected for the island and Breakfast/Beverage Bar in sandy beach colors including a streak of rich blue, with the perimeter countertops in Quartz resembling natural stone. Crushed-glass mosaic tile glistens with hints of the color-scheme, inspired by the family's time spent at the Cape. Lightly-glazed, cabinetry creates a seamless background by concealing top of the line appliances, allowing the clients to enjoy cooking and entertaining.

Powder Bath in Luxe Transitional Hi-Rise Residence

From cavernous, dated “builder-basic” to “Luxurious Jewel Box” was the goal of the designer when the client requested this Powder Bath be “warmed up”! The empty-nest client’s newly purchased, hi-rise condo down-sizing called for upgrading finishes and maximizing efficiency of all usable space. By placing a customized vanity on the back wall and installing a pocket door, floor space was gained for built-in cabinets, with antique mirror insets, flanking each side of the entrance. The slightly metallic wallpaper set the tone for the metallic finishes used throughout- crusty antique silver with faux shagreen on the converted sink vanity, onyx tile & mocha wood floor pattern and an onyx vessel sink. The ceiling is custom painted to match the strie background of the wallpaper & reflects the tiny crystals from the elegant ceiling fixture. Rich, dark glazed trim, black iron sconces & stone counter top ground the space, creating perfection in organic elegance!

Both vanity areas were designed with maximum storage, upper cabinets flanking a frameless, floating mirror and edgy sconces. Lighting was maximized with a new ceiling plan. Pocket doors with frosted glass, open glass shelves & cabinet carved from unused wall space, as well as soap niches and built-in benches in the large shower maximize every inch of space. The existing dark built-in cabinets flanking a closet were painted a warm glaze matching the new cabinetry and the upper glass doors covered in grass-cloth adding texture & reducing visual clutter. Home Office in Luxe Transitional Hi-Rise Residence

Client downsizing into an 80's hi-rise condo hired designer to convert the small sitting room between the master bedroom & bathroom to her Home Office. Although the client, a female executive, was retiring, her many obligations & interests required an efficient space for her active future.
Custom Built-ins were designed for desk/computer work area, storage, and display of family & career accomplishments, as well as a pop-up shelf for occasional use and storage of sewing machine. Space under the wall-mounted TV was utilized for gift wrapping supplies.
A cozy seating area with a plush lounge chair, custom cloverleaf ottoman and a graphic shag rug nestle in the corner by the sliding glass doors leading to the balcony shared by the Master Bedroom and provide a station for her needlework hobby or watching TV. The fabrics and color scheme chosen create the perfect balance of the client’s favorite coastal design vision and a touch of feminine vibe. A tack board was made and covered in fabric for the wall behind the desk area to post urgent notes and reminders. Stacked, linen trunks provide additional attractive storage for needlepoint supplies and “needle” legs on her side table add a touch of whimsy. The designer supervised all construction & installation of built-ins & furnishings while the client was still out of state.
